Joel A. Mayo

Joel Mayo maintains an active and diverse commercial real estate practice with emphasis on real estate acquisition and development, commercial leasing, land use and entitlement and real estate-related financing. Joel represents numerous public and private companies both locally and regionally, with extensive experience serving as lead local counsel for many of the firm’s national clients in connection with their relocation and expansion into Colorado and the Rocky Mountain region.

Joel represents and assists clients in a wide variety of commercial, industrial and mixed-use real estate transactions, where his experience includes actively negotiating and documenting the acquisition, divestment and leasing of real property; performing due diligence for acquisition, leasing and financing; advising and assisting clients with entitlement issues both pre and post-closing; and representing clients on entitlement and land use issues in front of governmental and regulatory commissions and agencies.

As lead or local counsel for clients acquiring real property for purposes of development and new construction, Joel’s representative experience includes:

  • Serving as local counsel for a large, national healthcare company in regard to the acquisition and development of real property in downtown Denver
  • Acting as lead local counsel for a global oil field service company in the acquisition of multiple properties for office and industrial-related services and facilities and providing post-closing representation in front of various commissions and councils in regard to annexation, zoning, development and other entitlement issues
  • Representing a privately held company before the Bureau of Land Management and the State Land Board of Colorado, advocating the client’s interests as to land use issues affecting and impacting their real property interests
  • Serving as outside real estate counsel for a large energy company in connection with their recent acquisition of privately held interests which included multiple energy production properties and their appurtenant plants and facilities

With respect to commercial leasing, whether on behalf of landlord or tenant clients, Joel has extensive experiencing in advising and assisting clients with the negotiation, creation and facilitation of leases for office, warehouse, industrial and retail space. Representative matters include:

  • Providing ongoing lease review and negotiation services for a large, national healthcare company in regard to commercial leases throughout the region
  • Representing a regional energy company in the negotiation and drafting of complex lease and licensing documentation in regard to alternative energy facilities located upon a federally owned site
  • Providing assistance to corporate clientele in negotiating and drafting single-tenant industrial leases
  • Assisting clients in the health care industry in the negotiation and drafting of subleases for medical office space

In addition, Joel has spent considerable time assisting and advising clients post-acquisition, providing representation and assistance in regard to the negotiation, preparation and facilitation of architectural and construction agreements.

Joel currently serves on the membership committee for the Colorado chapter of NAIOP, a national association representing and advocating for the interests of commercial developers, and is also a member of the real estate section of the Colorado Bar Association. He also serves on the Board of Directors for Rocky Mountain Nature Association, a non-profit corporation partnering with and supporting Rocky Mountain National Park and similar public lands though interpretive and educational publications and programs and advancing stewardship, preservation and restoration of these lands though philanthropic efforts.
