Stephen Floyd focuses his practice on commercial real estate transactions, with a primary emphasis on leasing, development, acquisitions and dispositions. He has significant experience counseling healthcare, retail and homebuilder clients in a wide array of commercial real estate transactions. With a value-oriented approach, Stephen helps clients anticipate future needs while providing practical advice on current issues.

  • Represented a national construction company and developer in the privatization of military housing on U.S. Army, Navy and Air Force installations across the country.
  • Advised a national hospital system and senior care provider with respect to a joint venture transaction with a publicly traded real estate investment trust involving the indirect acquisition of nine rehabilitation and skilled nursing facilities valued at approximately $300 million.
  • Negotiates ground leases, air space leases and signage agreements for a large multi-campus health system with respect to medical office buildings located both on and off hospital campuses, including significant experience working with publicly traded, national REITs and other third-party medical office developers.
  • Assists a growing multi-campus health system and other healthcare clients in the strategic acquisition of land for skilled nursing facilities, medical offices, hospitals and hospital campus development.
  • Assists a multi-campus health system in strategic planning for future growth by providing sophisticated counsel related to land acquisitions and development strategy, and developing hospitals, medical office buildings and other medical facilities.
  • Provides real estate advice and counsel with respect to mergers, acquisitions and other corporate transactions, with an emphasis on providing value and efficiency to healthcare clients by using his depth of experience in the healthcare industry to identify potential regulatory issues and provide real-world solutions.
